Residential

  • Purchases - We take pride in fast, efficient closing of the purchase of residential property. We work well with a purchaser's real estate agent and lender and use the most up to date procedures to assure the prompt closing of purchases.

  • Refinancing - We understand the need to promptly handle refinances for a homeowner. We make extensive use of the Internet and other up to date techniques to complete the title examination, obtain title insurance and receive and close the lender's documents.

  • HUD1 Closing Statement - We are fully familiar with the new HUD1 Closing Statement which became mandatory for lenders in residential closings and refinances on January 1, 2010, and have worked with it from the beginning.

  • Looking for a House? - We will work with you and your agent to assure that the contract of purchase contains all of the essential terms and conditions and covers any unusual situations. Call us if there are any questions about any proposed terms of a contract or any unusual situations.

  • Special Situations - We work with buyers and sellers to facilitate Section 1031 Exchanges, we assist with leases for rental situations, we negotiate and draft contracts, and we provide escrow services.

Commercial Real Estate

  • Contract Drafting and Negotiation - We have extensive experience in negotiating and drafting commercial real estate contracts for both large and small projects.

  • Title Examinations - We are experienced with the complexities of commercial title searches which frequently involve multiple parcels of land, complicated easements, and/or access problems. Mr.Worley has surveying experience and is an expert at mapping complicated descriptions, drafting descriptions and interpreting every aspect of the title search

  • Special Situations - We work with buyers and sellers to facilitate Section 1031 Exchanges, we assist with leases for rental situations, we negotiate and draft contracts, and we provide escrow services.

  • Information Technology - Fully computerized with extensive use of forms and templates to speed the closing process and provide for greater accuracy in the preparation of documents. Documents can be provided in pdf form on disk or emailed (help preserve the environment!).
